Stage 1: Site Discovery and DA Approval

We begin by assessing your site’s development potential and coordinating all consultants required for a successful Development Application. This includes architectural concept design, town planning, and early engagement with council.

What’s included:

  • Site analysis + zoning review
  • Pre-DA consultations and design review panels
  • Consultant engagement (planning, traffic, acoustic, arborist, etc.)
  • Design coordination and DA documentation
  • Submission via NSW Planning Portal
  • Council liaison and response handling
  • If required: preparation for Land and Environment Court appeal

Outcome: Lodgement and tracking of DA until approval is achieved.

Stage 2: Construction Documentation and Construction Certificate

Once DA is secured, we prepare the project for construction. This phase focuses on detailed documentation, builder readiness, and compliance to obtain the Construction Certificate.

What’s included:

  • Re-engagement of all consultants for construction documentation
  • Full coordination of working drawings
  • Finishes and specifications confirmation
  • Builder selection and appointment
  • Consultant compliance documents (fire, structural, stormwater, etc.)
  • Lodgement for Construction Certificate (CC) via NSW Planning Portal

Outcome: All approvals and documentation required to commence site works.

Stage 3: Construction Management

We remain actively involved throughout construction, overseeing quality, coordination, and program adherence. We serve as client-side managers to ensure delivery aligns with documentation and approvals.

What’s included:

  • Attendance at weekly builder meetings
  • Fortnightly site inspections and quality control
  • Coordination with consultants as issues arise
  • Monitoring of program, cost risks, and site safety
  • Regular reporting to the client

Outcome: A completed build that satisfies design intent, compliance, and project objectives, leading to an Occupation Certificate.

Stage 4: Handover and Defect Management

Our final stage focuses on preparing the project for settlement, ensuring a professional handover and resolution of any builder defects.

What’s included:

  • Pre-settlement inspections with purchaser or client
  • Compilation of builder defect list
  • Follow-up and resolution coordination
  • Liaison with agents or purchasers as required
  • Final completion reporting

Outcome: Clean handover with builder defect management completed.
